If you are shopping Pine Ridge from a portal, the first number you saw was probably a 34465 ZIP median. Set it aside. That number blends two very different markets, and the appraiser your lender orders may repeat the mistake unless the comp set is pulled inside the plat.
Pine Ridge is the acreage community north of Beverly Hills proper, laid out in 1972 with a one-acre minimum, roughly 4,800 acres of one-acre-minimum homesites and a 94-acre community equestrian complex threaded by about 27.3 miles of platted riding and walking trails. Beverly Hills proper, which shares the same ZIP, is a much denser platted subdivision at a lower price point. Any median that mixes the two tells you nothing about either. The rest of this post is about what you can price accurately once you separate them, and about two 2025-2026 events that are actively rewriting the math.
The 34465 problem
Depending on the source and the pull window, ZIP 34465 medians land anywhere between the low $240s and the high $340s. That range is not a data problem. It is a mix problem. Inside the Pine Ridge plat, one-acre minimums, deed restrictions administered by the Pine Ridge Property Owners Association, and horse-rights covenants create a floor and a ceiling that the broader ZIP does not. Outside the plat, quarter-acre Beverly Hills lots pull the median down.
For a buyer, this matters twice. It matters when you compare Pine Ridge to a neighboring community and think you are seeing a bargain that is not there. And it matters when your lender's appraiser pulls the closest three sales inside the ZIP without filtering for subdivision. If the sales file includes non-Pine Ridge lots, the appraised value can come in low on a Pine Ridge home that is priced correctly against its actual peers. Ask your agent to comp inside the plat and to note the section for each comparable, because the recorded POA section fees range from about $8 to $95 a month by section, and that variance is priced into the resales.
What one acre actually gets you
Five decades of building sits on that one-acre grid. The stock breaks into three tiers, and the tiers behave differently at resale.

The estate tier is where generic comps fail hardest in both directions. A quality barn-and-paddock buildout carries real, appraisable value. Skip the horse-infrastructure adjustment and you overpay for a plain house on acreage or you underpay a seller who has $150,000 in fencing, footing, and shelter behind the house. If you are cross-shopping Citrus Hills or Sugarmill Woods for the acreage feel without the horses, you are shopping a different product; Pine Ridge's equestrian complex and trail platting have no local peer.
The Pine Ridge Reserve decision is still open
The single most important live item in a Pine Ridge file right now is Pine Ridge Reserve. In August 2025, Citrus County commissioners voted 3-2 to allow 80 homes on the long-vacant Pine Ridge golf course, on 221.9 acres inside the community. Commissioners Janet Barek and Diana Finegan opposed the change. The revised plan reduced the count from 85 to 80 homes and removed the gated access that had been part of the earlier proposal.
The Pine Ridge Property Owners Association is not letting the vote stand. The POA board directed its attorneys to appeal, citing county ordinances the board believes were overlooked. As of this writing the case is in the courts.
"Is it OK to throw all of us seniors under the bus (just) so somebody can make a profit?" resident John DeVore asked commissioners the night of the vote.
If you are looking at a home whose backyard used to face fairway, price both outcomes. The upside case is that the appeal succeeds and the open space stays open. The downside case is that construction proceeds and the view becomes rooftops and a shared clubhouse road. Both are livable. They are not the same house at the same price. Ask for the parcel's relationship to the 221.9 acres on a map before you write an offer, not after.
The Suncoast Parkway is not a rumor anymore
The other force reshaping value here is the road. Suncoast Parkway 2, Phase 2, the three-mile extension from SR 44 to CR 486, is a $103 million project scheduled to open in late 2026 according to Florida's Turnpike Enterprise. That puts a limited-access toll interchange at CR 486, about a Pine Ridge commute away, before most buyers close on a home they tour this summer.
Phase 3 keeps going. According to Citrus County Chronicle reporting in January 2025, the two remaining segments will be built simultaneously:
- Phase 3A: CR 486 to CR 495, threading past Meadowcrest and up toward West Emerald Oaks
- Phase 3B: CR 495 to US 19 near Red Level, a five-mile segment. Superior Construction received notice to proceed on Phase 3B on May 4, 2026
- Opening: both segments are targeted to open together in late 2029
What this means for a Pine Ridge buyer is concrete. A stoplight-free run from Tampa to Crystal River becomes the reality your resale buyer will price in 2029 and beyond. The community has already felt the parkway once: the April 2025 POA newsletter records that eminent-domain acquisition in the southwest corner of Pine Ridge is complete, and that the POA was awarded $45,000 for the buffer land taken, versus the $1,200 originally offered. Individual parcel owners near the alignment negotiated separately.
Diligence items unique to this plat
A Pine Ridge purchase is not a subdivision purchase in the tract-home sense. Build these into your timeline:
- Well and septic inspections. Much of the plat runs on private well and septic. Both get inspected on every purchase, and the results feed the offer, not just the closing checklist.
- Karst review. This part of Citrus County sits over karst geology, so the sinkhole file and the CLUE report for the property get pulled early.
- POA section confirmation. Recorded section dues run about $8 to $95 a month. Ask which section your specific deed sits in and get the current schedule of any equestrian-complex use or boarding fees, which are separate from base dues.
- Horse-rights read. Not every lot carries the same horse allowances. If keeping horses is the reason you are looking here, confirm horse rights in the recorded documents before you tour.
- Reserve mapping. If your parcel sits near the former golf course, map it against the Pine Ridge Reserve footprint.
How to read a Pine Ridge listing right now
Citrus County as a whole is a slower market than it was in 2023. Countywide, the median sale price was about $279,000 for the three months ending May 2026, up less than a point from a year earlier, with days on market running around 63 versus 50 the prior year. That county-level softness is real, but it is not evenly distributed. Inside Pine Ridge, well-priced acreage homes still attract quick attention, and updated production homes on scattered lots compete directly with resales.
The practical read: if you are a seller, price against community comps not ZIP comps, and expect the appraisal to require a proper subdivision-filtered comp set. If you are a buyer, treat the builder base prices as the anchor for what an updated resale should command, and treat the 221.9 acres and the parkway alignment as facts to price, not risks to fear. Neither one is a secret anymore.
Common questions
Is Pine Ridge age-restricted? No. It is an all-ages, one-acre-minimum acreage community that draws both horse families and retirees.
Is it a golf community? Not currently. The Pine Ridge golf course has been closed for years, which is the entire reason the Pine Ridge Reserve rezoning came up. Nearby golf lives at Black Diamond, Citrus Hills, and other separate communities.
Will the Suncoast Parkway run through Pine Ridge? The alignment clipped the southwest corner of the community, with the taking already complete per the POA. Phase 2 ends at CR 486. Phases 3A and 3B continue north outside the plat toward US 19.
How far to the World Equestrian Center in Ocala? Roughly a 35 to 40 minute drive, which is why Pine Ridge functions as the attainable horse address in WEC's orbit rather than a WEC-priced one.
